Newberry fix and flip

Flipping Houses in Newberry SC: Decide the Exit Before You Pick Up a Hammer

I renovated a house in Newberry and decided to keep it. That decision taught me the first question every Newberry flip has to answer.

When I finished my renovation in Newberry, I had a choice to make: sell it or keep it.

I kept it. It’s a rental today. But the reason I could make that choice at the end is that I’d built the house to survive either outcome from the start. That’s the most useful thing I can tell you about flipping houses in Newberry SC.

Most people treat a flip as a straight line. Buy, fix, sell. In a smaller county seat, the line has a fork in it, and you need to plan for both branches before you buy.

I’m Ben Lovro. I’m a South Carolina investor based in Lexington, and I buy, renovate, wholesale and hold property across the Midlands. Here’s how I’d approach a Newberry fix and flip.

Why the exit comes first in Newberry

Newberry sits northwest of Columbia on I-26. It’s the county seat, home to Newberry College, with the historic Newberry Opera House anchoring downtown. It has real character and a real buyer pool. It is also a smaller market than the Midlands core.

That changes the flip in two ways.

Fewer recent sales to lean on. Your after-repair value comes from comps, and in a smaller town you’ll often have fewer close matches. Every assumption carries more weight.

A narrower buyer pool. You can’t count on a crowd of buyers showing up the first weekend. Some will. Some houses take longer.

So before you buy, decide two things in writing: who you expect to buy the finished house, and what you’ll do if that buyer doesn’t appear. My guide to selling a flip covers the selling side in detail.

Building a house that works both ways

A flip and a rental want different things. A retail buyer wants it to look good. A tenant needs it to hold up. If you want the option to keep a Newberry house, renovate with both in mind.

  • Spend on what lasts. Roof, HVAC, plumbing and electrical come first, because both a buyer’s inspector and a future tenant will find what you skipped.
  • Pick finishes that photograph well and wear well. Durable hard-surface floors, washable paint, simple fixtures you can replace.
  • Keep the layout practical. A clean, functional floor plan sells and rents. A clever one can do neither.
  • Don’t overbuild for the street. Match the finish level to the comps, not to what you’d want in your own house.

The Newberry SC fixer upper walk-through

Older houses near downtown and across the county can make good fixer upper projects, but they reward a patient inspection. Here’s the order I walk:

  • Foundation and crawlspace. Moisture, settling, past pest damage.
  • Roof and water management. Decking, flashing, gutters and grading.
  • Electrical. Panel age, any older wiring, capacity for modern use.
  • Plumbing. Supply lines, drains, the water heater, the main.
  • HVAC. Age, ductwork, whether it fits the house.
  • Then the finishes. Kitchen, baths, floors, paint.

Price each line before you make an offer, then add a contingency.

The math for a Newberry house flip

I start every flip with a simple screen: ARV × 0.70 − repairs. That’s the most I should pay. It’s a starting filter, not permission to buy.

Then I build the full picture: closing costs on both ends, holding costs for the months the work takes, utilities, insurance and the cost of selling. If the house still works with all of that in, and it also works as a rental if it doesn’t sell, I’ll move on it. My repair estimating guide shows how I build the repair line.

Two deals is luck. Twenty is a system. Write your assumptions down so you can see which ones were wrong when the project is done.

Line up your crew before you close

In a smaller county, the good contractors are often booked. Don’t wait until you own the house to start calling. Get bids during your inspection period, ask for references, and confirm the contractor actually works in Newberry County. My page on hiring and managing contractors covers what I put in writing.
